Development Proposals
An illustrative masterplan has been created and will be submitted with the application. The early proposals for the site include up to 155 much needed new homes with vehicular access off Snakemoor Lane.
The proposals are for a mix of housing types, including terraced, semi-detached, detached homes and bungalows.
The range of homes will comprise 2, 3 and 4 bed traditional family homes. 78% of the dwellings will be two and three-bedroom to meet the local need for smaller and more affordable family homes with gardens and parking. This will not be an executive home led development.
The proposals include much-needed affordable homes for the local community. 40% of the site will be delivered as affordable homes (shared ownership and affordable rent), which is 5% higher than the local plan requires.
It is considered that the site can make an important contribution to the Borough’s housing needs with very little impact upon existing residents.
The proposed development is focussed on the central part of the site, with a 20-metre-wide buffer around the perimeter to protect the surrounding woodland and create an ecological corridor.
Significant areas of new public open space are planned, particularly on the east of the site to form a permanent green gap between the site and the wider countryside. These areas will be accessible to the wider public and will connect with the existing footpath network. A childrens play area will be provided in addition.
An attractive shared pedestrian and cycle link out to Botley Road is proposed with a new signalled crossing, providing good connectivity to services and amenities. A new footpath along Botley Road is proposed to connect with the currently isolated southbound bus stop near Denham’s Corner roundabout.
The layout and density of the built form is in the west of the site, giving the site a softer eastern edge and filtering views from the surrounding footpaths.
